Supervisory authority

What we collect
Your email and name (to run your account), the listings you ask us to audit, and standard technical logs.
What we never do
Sell your data, or attach your name or email to anything public. Audits you run may be published on SirJohn — never linked to you — and you can make any of them private.

Who is responsible for your data

What we collect and why
Your account. When you sign up, we store your email address and, if you provide one, your display name. If you sign in with Google or Apple, we receive your basic profile (name, email) from them. We use this to create and secure your account and to let you return to your saved audits.
The audits you request. When you submit a property link, we look at the publicly available information on the page you point us to — such as the property's factual details and asking price — to produce your audit, including a fair-value estimate, risk checks against public registries, and rental-yield figures. We store the resulting audit against your account.
Technical information. Like any web service, our servers record standard technical data when you use SirJohn — such as your IP address, device and browser type, and the pages you request — to keep the service running securely and to diagnose problems.
Messages you send us. If you use our contact form or email us, we keep your message and contact details so we can reply and follow up.
Where audit and market data comes from
Every audit starts from a link you give us: we analyse the publicly available information on the page you provide. Features such as SirJohn's public map and neighbourhood price trends draw on audits published on SirJohn together with aggregated, publicly available market facts — such as asking prices and property characteristics.
On our public map and feed we show the property's location and listing details as published on the source portal, together with our analysis. We don't attach your identity — or the name or contact details of any estate agent or advertiser — to what we publish.
Why we're allowed to process it (legal bases)
- To provide the service you asked for (running your account and audits) — performance of our agreement with you.
- To keep SirJohn secure, reliable, and improving, and to maintain market statistics — our legitimate interests, balanced against your rights.
- Analytics and any marketing messages — your consent, which you can withdraw at any time.
- To meet our legal obligations where the law requires us to keep or disclose certain data.
Cookies and analytics
We use a small number of strictly necessary cookies to keep you signed in and remember your preferences. We use analytics only to understand what's confusing people so we can fix it.
We load analytics and any marketing tools only after you agree to them. You can change your mind whenever you like from “Cookie settings” in the footer. The full list is in the Cookie policy below.
Who we share it with
We don't sell your data. We share it only with the service providers that help us run SirJohn, each acting on our instructions under a data-processing agreement:

Some providers may process data outside the European Economic Area. Where that happens, we rely on appropriate safeguards recognised under EU data-protection law (such as Standard Contractual Clauses or an adequacy framework) to protect your information.

Your rights
Under the GDPR you can:
- Access the data we hold about you, and get a copy.
- Correct anything that's wrong.
- Delete your account and data.
- Object to, or restrict, certain processing, and withdraw consent at any time.
- Ask us to port your data elsewhere.
You can download the data saved in your browser — your profile and the audits you own — from your account page. For a full copy of everything we hold about you, email [email protected] and we'll send it within 30 days.
You can request account deletion from your account settings. Deletion isn't automated yet, so our team completes it within 30 days and emails you to confirm when it's done. You can also email [email protected] directly.
How your audits are published
Publishing audits is part of how SirJohn works. When an audit is published, it appears on SirJohn's public map and feed as a property audit — the listing and our analysis — and is not attached to your name, email, or account. You can make any audit private at any time, free of charge, and private audits are never shown publicly.
Marketing emails
We only send you marketing or digest emails if you opt in, and every one has a one-click unsubscribe. Essential emails — like sign-in codes and account notices — are not marketing and are always sent.
Changes and contact
If we make meaningful changes to this policy, we'll update the date at the top and, where appropriate, let you know. Questions or requests: [email protected]. You can also complain to the Estonian Data Protection Inspectorate (aki.ee).
Terms of service
These terms govern your use of SirJohn. By using the service you agree to them. If you use SirJohn on behalf of an organisation, you confirm you're allowed to accept these terms for it.
What SirJohn is — and isn't
SirJohn gives you a well-researched, AI-assisted estimate of a property's value, flags risks worth checking, and models rental yield. It's a strong starting point for your own decision.
It is not a certified or official property valuation, not a survey, and not legal, tax, or investment advice. For a big decision, use SirJohn alongside a qualified surveyor and a lawyer — our reports even suggest what to ask them. You're responsible for the decisions you make.
Your account
You need an account for some features. Keep your login secure and give us accurate information. You must be at least 18. You're responsible for activity under your account.
Acceptable use
You agree not to:
- Use SirJohn unlawfully, or to infringe anyone's rights.
- Try to break, overload, scrape, or reverse-engineer the service.
- Resell or systematically extract our outputs without our permission.
- Upload content you don't have the right to submit.
How audits are published
SirJohn is a service that publishes property audits — both audits our own team runs and audits run by people using the service. Running an audit is part of how SirJohn works, and by using the service you agree that the audits you run may be published by SirJohn, including on our public map and feed. Published audits show the property and our analysis only; they are not attached to your name, email, or account.
You can make any audit private at any time, free of charge, from the audit page — and private audits are never shown publicly. Don't run audits on content you don't have the right to submit.
Listing content and intellectual property
Property listings and their content — including descriptions and photographs — belong to their respective owners and to the portals that host them, and we claim no rights in that content. When you ask us to audit a listing, you direct us to a page of your choosing, and we process the publicly available information there solely to produce your audit for you. You're responsible for making sure you're entitled to share the links you submit.
SirJohn, our software, branding, and the analysis we generate belong to us. If you believe content associated with a listing shouldn't appear on SirJohn, or you own a property and want it removed, email [email protected] and we'll act on it promptly — within 7 days.
The service is free, and provided “as is”
SirJohn is currently free to use. We work hard to be accurate and honest about uncertainty, but we can't guarantee that every estimate or risk check is complete or error-free, and the service is provided without warranties to the extent the law allows.
To the fullest extent permitted by law, we're not liable for indirect or consequential losses, or for decisions you make based on an audit. Nothing here limits liability that can't be limited by law — including for death, personal injury, fraud, or your rights as a consumer.
Changes and ending your use
We may update the service and these terms; we'll change the date above and, for significant changes, tell you where appropriate. You can stop using SirJohn and delete your account at any time. We may suspend accounts that break these terms.
Governing law
These terms are governed by Estonian law. If you're a consumer, you also keep the protections of the mandatory law of your country of residence, and can bring proceedings there. Disputes go to the competent Estonian courts, subject to those consumer rights.
